Space is the primary motivation for buyers to relocate from an apartment to a townhome. Additional bedrooms, private garden, parking bay at front door and quieter street all play a part. In the UAE, this budget can mean different things from one emirate to another. Dubai has the greatest variety, Abu Dhabi combines resort-like prestige with value-added suburbs, and Ras Al Khaimah delivers resort-focused development at more affordable levels.
This guide is designed to show by using published 2025 and 2026 figures, where townhouse buyers stand to receive the most living space for the money.
What More Space Really Means
The higher the price, the bigger the home is not necessarily true. When evaluating townhouses in different emirates, here are three criteria that are of utmost importance: built-up space per sq.ft., plot space and garden space, and the number of bedrooms and parking spaces. The real bottom line is that the least expensive headline price doesn’t necessarily represent the most space, since a compact townhouse in a top-tier location can be more expensive per square foot than a sprawling home in a newer suburb.
The real value is also influenced by running costs. The cost of your service charges, commuting time, and school access will all have an impact on the overall comfort of a larger home. Therefore, the best way to use price per square foot is as an initial indicator, not as an end-all, be-all measurement.
Dubai: The Widest Range of Choice
Dubai boasts the country’s most extensive townhouse market, which extends from the coast to the desert fringe. The difference in cost of the two is huge. The average prices of villas and townhouses in DAMAC Hills 2, Dubai South and Jumeirah Village Circle, respectively, are currently estimated by Bayut at AED 1,015 per sq ft, AED 1,331 per sq ft and AED 1,359 per sq ft, whereas the data from Property Monitor is based on the first half of 2026. Dubailand is located close to AED 1,582, Arabian Ranches 3 is located close to AED 1,738 and the established Arabian Ranches 1 is located close to AED 2,417.
The data are provided by various sources and dates, and should only be interpreted relative to each other and are not intended to be used to determine the specific order. The trend continues. For those who seek square footage, it’s in newer, outer communities, while those who value mature landscaping and established schools will pay top dollar for it.
Also, buyers have a slight edge at the time, due to market conditions. As per Colliers data, reported by Khaleej Times, the average sale prices of Dubai apartments and villas are seeing a slight decline of 3% in the first half of 2026, offering some space for renegotiation on resale properties.
Abu Dhabi: Island Prestige and Suburban Value
Abu Dhabi has two distinct market for townhouses. Island locations like Saadiyat are at the top end with Knight Frank reporting that Saadiyat is the most expensive villa location in the emirate, at AED 26,500 per sqm in the year leading up to June 2026. When converted, it comes out to approximately AED 2,460 per sq ft which is similar to the most established townhouse communities in Dubai.
The situation is different outside the islands. While buyers looking for additional bedrooms and space tend to go for the island districts, the suburban and master planned districts like Al Reef, Al Ghadeer, Zayed City and Masdar City are usually more budget friendly. But Knight Frank adds that the average price in Abu Dhabi is roughly 10% cheaper than Dubai, which also means that the capital has a discreet advantage when it comes to value.
Momentum is positive. According to Colliers, villa sale values in Abu Dhabi have decreased by 1% quarter-on-quarter (QoQ) in Q2 of 2026, but have increased by 10% compared to the same period a year ago. Supply is also increasing with approximately 36,900 residential units already in construction for 2026-2030, of which around a third are villas, reports Knight Frank.
Ras Al Khaimah: Resort-Led Growth, Lower Entry Points
Ras Al Khaimah is now a viable choice for buyers who desire coastal living without the exorbitant prices found elsewhere on islands. According to Valustrat, the weighted average villa asking price in the second quarter of 2026 rose to AED 872 per sq ft, up 4.6% from the same period of the previous year, but remained unchanged from the previous quarter. Al Hamra was the most dynamic villa community with a 6.2% increase in growth over the year.
Bayut’s 2025 report provides additional community information. Advertised prices for villas in Al Hamra Village averaged around AED 1,204 per sq ft, while in Mina Al Arab they averaged AED 1,171 per sq ft, with villas of three bedrooms being advertised in Al Hamra and Mina Al Arab at around AED 2.48 million and AED 2.98 million respectively. Datasets are less dense townhouse by townhouse and in the emirate as a whole than in Dubai and Abu Dhabi, so villa figures are used as a proxy.
Average gross rental yields for villas and apartments across the emirate, meanwhile, is 5.3%, says Valustrat, providing a rental fallback plan for any buyer in case their plans change. The downside is the distance – commuting to the business districts of Dubai is significantly longer.
Side-by-Side Snapshot
| Emirate | Where space goes furthest | Main trade-off |
|---|---|---|
| Dubai | Newer outer communities such as DAMAC Hills 2, Dubai South and JVC | Widest price spread, so budgets need careful community matching |
| Abu Dhabi | Suburban master-planned communities away from the islands | Island districts price at a clear premium |
| Ras Al Khaimah | Resort communities such as Al Hamra and Mina Al Arab | Longer commute to Dubai, thinner townhouse data |
Costs Beyond the Price Tag
The cost of purchase is just a portion of the overall expenditure. The Dubai Land Department charges 4% of the land’s transfer fee and the registration fee varies in Abu Dhabi and Ras Al Khaimah, so prospective buyers should verify current rates with a registered broker or the relevant land department prior to purchase. Annual service charges, community fees and any off plan payment schedules should be included in the comparison as it can fly out the door fast once these are added to the lower sticker price.
Choosing the Right Emirate Townhouse in UAE
Someone who wants to look at a townhouse for sale in UAE can easily eliminate multiple properties by following a checklist in all the markets. For instance, Ellington Properties has townhouses available in Dubai as well as Ras Al Khaimah such as The Watercrest in Mohammed Bin Rashid City, Somerset Mews at Jumeirah Village Circle and Porto Playa in Ras Al Khaimah. This one collection is easier to browse so that you can compare bedroom numbers, locations & payment plans without switching from site to site.
The first step is to create a budget for your visit, and then prioritise the number of rooms you need, and then evaluate each emirate – based on commute, schooling and lifestyle requirements. Dubai’s newer communities are the best place for families to find balance. If value is priority for buyers, they might consider the suburbs of Abu Dhabi, whilst those who want beach access and a slower pace may opt for Ras Al Khaimah.
Finding the Best Value for Townhouse Space
There is no single Emirate that secures space for all the buyers. Dubai has the widest choice, those willing to look beyond the islands will find what they’re looking for in Abu Dhabi, and those seeking coastal living on a more budget friendly, longer commute will find what they’re looking for in Ras Al Khaimah. The best method to compare the various price per square foot, plot sizes, and running costs side by side to see where a specific budget is going to be most effective in 2026.
